Our Extended Title Policies and Preferred Title Companies

Patterson Homes not only provides a Title Insurance Policy (link to new article in the finance section entitle "Title Insurance") on each and every property we sell, but we also provide an "Extended Owner's Title Policy" (link to AL Phase III "Title Company Preparations" article). This additional Extended Policy is significant in that it covers your client against any unpaid and/or unrecorded mechanic liens or disputes. It's a policy few other builders.

Additionally, to better serve you and your client(s), Patterson Homes has created relationships with preferred title companies who provide our buyers (your client) with excellent customer service and some of the lowest closing fees allowed by the state of Utah.

Since Patterson Homes (the seller) provides/pays for the title policy we get to choose the title company we feel best serves all parties interests which is a title company that has earned our preferred status. Please contact your Patterson Home's Sale Representative for our specific preferred title company before you order the title report. However, should you choose your own title company, Patterson Home's policy is:

  1. No split closings
  2. The buyer then pays for the title policy - not Patterson Homes.
